How Ontario land transfer tax works

Land transfer tax is a one-time tax paid on closing, calculated on the purchase price in marginal brackets (like income tax). Every Ontario buyer pays the provincial LTT. If the property is in the City of Toronto you also pay the Municipal Land Transfer Tax (MLTT), which roughly doubles the bill. Since April 1, 2026, Toronto charges higher MLTT rates on homes over $3 million. Eligible first-time buyers get up to $4,000 back from Ontario and up to $4,475 from Toronto — so in Toronto homes up to about $368k–$400k are effectively tax-free.

Who counts as a first-time buyer?

You must be 18+, a Canadian citizen or permanent resident, never have owned a home anywhere in the world, and (if you have a spouse) your spouse can't have owned one while you were together. You must live in it within 9 months.

Do the rebates apply if only one buyer is first-time?

The rebate is generally prorated to the first-time buyer's ownership share. This calculator assumes all buyers qualify.

When do I pay it?

On closing, through your real estate lawyer, who usually claims the rebates at registration.

Is HST included in the price used?

No — LTT is calculated on the value of consideration excluding HST, though HST embedded in some soft costs may count. Ask your lawyer for new builds.

What about foreign buyers?

Non-Canadian buyers pay Ontario's 25% NRST and, in Toronto, a 10% MNRST on top. Not included here (calculator coming soon).
